1. About Lyngvær Lodges
Lyngvær Lodges operates lyngvarlodges.com as a booking platform that markets and mediates the rental of privately owned lodges in Lyngvær, Lofoten.
Lyngvær Lodges does not own the accommodations listed on the platform. Each lodge is privately owned. Lyngvær Lodges acts solely as an intermediary between the guest and the property owner and provides booking, payment processing, guest communication, and operational coordination on behalf of the owner.
When you complete a booking, you enter into a rental agreement directly with the property owner, subject to these Terms and Conditions.
2. Scope of Service
Lyngvær Lodges provides:
- Online marketing and presentation of accommodations
- A booking and secure payment platform
- Guest relations and communication before and during the stay
- Operational coordination such as cleaning and preparation
Lyngvær Lodges does not provide hotel services, transportation, luggage storage, or on-site reception.
3. Best Price Guarantee (Direct Bookings)
When you book directly through lyngvarlodges.com, you benefit from our Best Price Guarantee.
This applies when comparing:
- The same lodge
- The same dates
- The same number of guests
- The same booking conditions, amenities, and services
Membership-only discounts on third-party platforms (such as Genius on Booking.com) are excluded.
If you find a lower publicly available price elsewhere, contact us within 24 hours after booking. We will verify the details and match the rate if eligible.
4. Booking and Confirmation
A booking is confirmed once:
- Payment is successfully processed, and
- A confirmation email has been sent
All bookings are subject to availability and the terms presented at the time of booking.
5. Prices, Occupancy and Payment
5.1 Pricing and Occupancy
Prices vary based on season, demand, lodge size, layout, facilities, views, privacy, placement and number of guests.
You always book the entire lodge for private use.
The base price includes a defined number of guests depending on lodge size. Additional guests are subject to a per-guest fee as specified during booking.
5.2 Payment
Full payment is required at the time of booking unless otherwise stated.
Payments are processed through secure, encrypted payment gateways. Major credit and debit cards are accepted.
5.3 Bank Transfer
For bookings made more than 60 days before check-in, bank transfer may be available. Payment instructions will be provided by email. If payment is not received by the deadline, the booking may be cancelled automatically.
6. Security Deposit
For larger bookings or high-value properties, a security deposit of €500-1000 may be required.
If applicable, this will be communicated during booking or shortly after booking. The deposit is held prior to check-in and released after departure, provided the lodge is left in good condition and no damage or excessive cleaning is required.
7. Cancellation Policy
7.1 Standard Cancellation Terms
Unless otherwise stated:
- Free cancellation within 24 hours of booking (if booked at least 7 days before arrival)
- Full refund 30+ days before check-in
- 50% refund between 14 and 30 days before check-in
- No refund less than 14 days before check-in
- No-show: no refund
7.2 Special Circumstances
Extraordinary cases (illness, natural disaster, etc.) may be evaluated individually. Documentation may be required.
If we must cancel due to unforeseen circumstances, we will offer alternative accommodation or a full refund. If the alternative is more expensive, we cover the difference.
7.3 Non-Refundable Rates
Some discounted rates are non-refundable. These are clearly marked during booking.
8. Check-in and Check-out
- Check-in: from 16:00 (self check-in via access code)
- Check-out: by 11:00
Late check-out may be available subject to availability and an additional fee.
There is no reception and no luggage storage.
Failure to follow check-out instructions may result in additional charges. See Section 9.5.
9. Guest Responsibilities and Use of the Property
9.1 General Responsibility
Guests are responsible for treating the accommodation, furnishings and equipment with care throughout the stay.
Any damage, breakage, misuse or missing items beyond normal wear and tear may be charged to the guest.
9.2 Maximum Capacity
Each lodge has a defined maximum guest capacity. Exceeding this limit may result in additional charges or cancellation of the stay without refund.
9.3 Smoking and/or strong odors
Smoking is strictly prohibited inside all lodges.
Evidence of indoor smoking, including smell, ash or damage, may result in a €500 penalty to cover deep cleaning, deodorising and replacement of affected items.
9.4 Pets
Pets are only permitted in selected lodges and must be approved in advance.
An additional pet cleaning fee applies. Guests are responsible for any damage or excessive cleaning caused by pets.
9.5 Guest Responsibility and Weather Conditions
The guest is fully responsible for the accommodation and its contents during the stay.
Lofoten and Lyngvær are exposed coastal areas where weather conditions can change rapidly and may include strong wind, heavy rain or snow. Guests must follow all check-out instructions and secure the property properly at all times.
Failure to lock doors or windows, or to secure outdoor items such as jacuzzi covers or outdoor furniture, may result in theft or damage. Any loss or damage caused by neglect or failure to follow instructions will be charged to the guest.
This responsibility applies regardless of weather conditions.
9.6 Use of Facilities
Facilities such as terrace, sauna and jacuzzi, where available, are self-operated and used at the guest’s own risk. Instructions must be followed at all times.
Lyngvær Lodges is not liable for injuries resulting from misuse or failure to follow provided instructions.
10. Cleaning and Condition
10.1 Standard Cleaning
Professional cleaning before and after each stay is included. Hotel-standard bed linen and towels are prepared according to the number of guests in the booking.
10.2 Mid-Stay Cleaning
Mid-stay cleaning is available upon request for an additional fee.
10.3 Excessive Cleaning
If a lodge is left in poor condition, or if check-out instructions are ignored, an additional cleaning fee will apply.
11. Support and Communication
Guest support is available during published opening hours via official communication channels only.
There is no 24-hour physical presence on site. A local caretaker may assist with operational issues during opening hours.
12. Liability and Insurance
Lyngvær Lodges acts solely as an intermediary and is not liable for:
- Acts or omissions of property owners
- Weather conditions or natural events
- Loss, theft or damage to personal belongings
- Third-party services such as transport or tours
Even though Lyngvær Lodges is a security covered and safe place, guests are encouraged to obtain travel insurance covering personal belongings, delays and accidental damage.
13. Force Majeure
We are not liable for disruption, cancellation or damage caused by events beyond our control, including natural disasters, pandemics, power outages or government restrictions.
14. Governing Law and Jurisdiction
These Terms and Conditions are governed by Norwegian law.
Any disputes shall be resolved in the courts of Svolvær, Vågan Municipality, Norway.
15. Final Provisions
All lodge descriptions and images are provided in good faith. Minor changes may occur.
We reserve the right to cancel a stay or request early departure, without refund, in cases of serious house rule violations or inappropriate behaviour.
